DEPARTMENT OF PUBLIC WORKS <br /> a . A parcel map is required . <br /> b. The frontage improvements along the north lot line of <br /> Parcel 1 shall be constructed in conformance with the <br /> county standards for one-half of a 50-foot right-of-way <br /> rural street. The construction of the frontage <br /> improvement may be deferred at the option of the <br /> Department of Public Works , in which event the owner <br /> shall execute a Deferred Frontage Improvement Agreement <br /> prior to approval of the Parcel Map. (A $250 . 00 fee is <br /> required for processing per Ord. No. 3337 in addition to <br /> a copy of the Grant Deed and an engineer ' s estimate with <br /> a drawing of the required frontage improvements on a form <br /> to be supplied by the Public Works Department. ) <br /> C . Access way shall be improved with minimum 20-foot all <br /> weather surface including a temporary turn-around . <br /> 2 . PUBLIC HEALTH SERVICES <br /> Parcel #2 shall net 3 .0 acres . <br /> 3 . SOUTH SAN JOAQUIN IRRIGATION DISTRICT <br /> a. Appropriate irrigation easements shall be dedicated and <br /> an irrigation line shall be installed to serve Parcel 1 <br /> or dedicate appropriate irrigation easements and <br /> stipulate on the final map that the extension of the <br /> irrigation line to Parcel 1 will be at the expense of the <br /> owner of Parcel 1 or a District 's Irrigation Service <br /> Abandonment Agreement for Parcel 1 shall be executed. <br /> b. Construct a berm or ditch around the south and west sides <br /> of Parcel 1 to prevent flooding from the irrigation of <br /> Parcel 2 . <br />
