Lobaugh <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the approval of the Parcel Map. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a . A parcel map is required . <br /> b. The Traffic Impact Mitigation Fee will be required for <br /> each parcel created by this subdivision if the issuance <br /> of building permit or other grant approval for <br /> development occurs after November 18 , 1989 . <br /> C . An Irrevocable Offer to Dedicate the 25 ' wide private <br /> right-of-way for Parcel 3 from Woodbridge Road shall be <br /> required and recorded on the Parcel Map . <br /> d. The frontage improvements for Woodbridge Road shall be <br /> constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way rural street . The <br /> construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Parcel Map. (A $250 . 00 fee is required for processing <br /> per Ord. No. 3337 in addition to a copy of the Grant Deed <br /> and an engineer ' s estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by the <br /> Public Works Department. ) <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. The irrigation well on Parcel 2 is not sealed at the base <br /> of the pump and the outlet pipes are cross connected to <br /> the stand pipe . This well must be repaired under permit <br /> and inspection by the Environmental Health Division. <br />
