CONDITIONS OF APPROVAL <br /> MS-90-26 <br /> MICHAEL CONNORS <br /> Unless otherwise specified , all conditions of approval <br /> shall be complied with prior to the approval of the Parcel <br /> Map. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. An Irrevocable Offer to Dedicate of a 20 ' x 20 ' corner <br /> cut-off (snipe) shall be required at the northwest <br /> corner of Parcel 2 for the future Vacco Road . <br /> b. The frontage improvement for Fine Road shall be <br /> constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way street. The <br /> construction of the frontage improvements may be <br /> deferred at the option of the Department of Public <br /> Works , in which event the owner shall execute a <br /> Deferred Frontage Improvement Agreement prior to the <br /> approval of the Parcel Map . (A $250 . 00 fee is required <br /> for processing per Ord . No. 3337 in addition to a copy <br /> of the Grant Deed and an Engineers estimate with a <br /> drawing of the required frontage improvements on a form <br /> to be supplied by the Public Works Department. ) <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. This proposed division of land shall meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 549 . A <br /> percolation test and a sewage disposal area as <br /> determined by the percolation test is required on <br /> Parcel 1 for Environmental Health Division approval . A <br /> permit for the percolation tests from the Environmental <br /> Health Division is required . <br /> b. This tentative division of land must meet the Rules and <br /> Regulations of San Joaquin County Ordinance No. 549 and <br /> 1861 if used for residential development. <br />
