DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required. <br /> b. The Traffic Impact Mitigation Fee will be required <br /> for parcels created by this subdivision at the <br /> time of issuance building permits or other grants <br /> for development , and shown on the Parcel Map. <br /> C . Dedication of roadway shall be required on Parcel <br /> 1 to result in a 25--foot right-•of_•-way from the <br /> center line of Wagner Road. <br /> d . The frontage improvement for Wagner Road shall be <br /> constructed in conformance with the standards for <br /> one-half of a 50•-foot right--of-way street at the <br /> time of issuance of building permits or other <br /> grants of approval for development. The <br /> construction of the frontage improvements may be <br /> deferred at the option of the Department of Public <br /> Works • in which event the owner shall execute a <br /> Deferred Frontage Improvement Agreement prior to <br /> the approval of permit or grant . (A $250 .00 <br /> fee is required for processing per Ord. No. 3337 <br /> in addition to a copy of the Grant Deed and an <br /> Engineers estimate with a drawing of the required <br /> frontage improvements on a form to be supplied by <br /> the Public Works Department. ) <br /> e. An Irrevocable Offer to Dedicate roadway shall be <br /> required on Parcel 2 to result in right--of-way <br /> width of 25--feet from the center line of Wagner <br /> Road. <br /> f . The requirements of frontage improvement shall be <br /> noticed by a statement on the Parcel Map. <br />
