CONDITIONS OF APPROVAL <br /> ROBERT & THERESE BURNS <br /> MS-9037 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior_ to the approval of the Parcel Map . <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> Conditions o.f_ Approval : <br /> a . The frontage improvements {or Liberty Road shall be <br /> constructed in conformance with the standards for one-half <br /> of an 34--foot right-of-way farm or estate subdivision <br /> street . The construction of the frontage improvements will <br /> be deferred upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Parcel Map . (A $250 .00 fee is required for processing per <br /> Ord . No. 3337 in addition to a copy of the Grant Deed and an <br /> engineer ' s estimate with a typical section drawing of the <br /> required improvements on a form to be supplied by the Public <br /> Works Department . ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map . <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been indentified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> a . A Parcel Plap is required . <br /> b. Dedication to result in a 42--foot wide right-of-way form the <br /> centerline of Liberty Road to the property line shall be <br /> required across the frontage of Parcels #3 & #4 . <br /> C. A Traffic Impact Mitigation Fee may be required at the time <br /> of issuance of a building permit . (The fee currently is <br /> $2 , 016 . 00 for each dwelling unit . The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record . ) Resolution R-£39-946 suspends collection of the fee <br /> until February 1 , 1990 , which has been continued until <br /> February 21 , 1990 at which time the Board may adopt revised <br /> Traffic Impact Mitigation Fees which would be effective 60 <br /> days thereafter. <br />
