( 7 ) The parking area shall provide a minimum of 10 percent <br /> interior landscaping, exclusive of any landscaped <br /> strip abutting a street right-of-way or area used for <br /> walkways or driveways. <br /> (8 ) Plantings which abut parking stalls shall include a <br /> minimum 18-inch-wide paved strip to allow access to <br /> and from vehicles. <br /> 2 . Department of Public Works: <br /> * a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details , on- <br /> site parking, existing and proposed utility services, and <br /> grading shall be submitted to the Department of Public <br /> Works for approval. <br /> * b. The frontage improvements for Comconex Road shall be con- <br /> structed in conformance with standards for one-half of a <br /> 60-foot right-of-way rural street. <br /> * c. Encroachment permit shall be required for work within road <br /> right-of-way. <br /> * d . The Traffic Impact Mitigation Fee will be required for <br /> this development. (The fee currently is $6 ,784 . 00 per <br /> 1 ,000 gross square feet of buildings as a classification <br /> of 8661 for the development on Parcel 1 . The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) Resolution R-89-946 suspends the fee until <br /> February 1 , 1990 . <br /> * e. Dedications, improvements, and permits shall be as <br /> required by Caltrans along the frontage of State Route <br /> 120 . <br /> f. A second access to public road is required and shall be <br /> improved in accordance with the requirements of the <br /> Uniform Fire Code Section 10 . 207 and the Manteca-Lathrop <br /> Fire District. <br /> 3 . Environmental Health Division: <br /> a. Construct a water well under permit and inspection of the <br /> Environmental Health Division prior to occupancy. Should <br /> the number of non-resident individuals exceed 24 for at <br /> least 60 days per year, or the number of service connec- <br /> tions exceed four, a yearly permit to operate a public <br /> water system under the provisions of Title 22, CCR, will <br /> be required by the Environmental Health Division. <br /> 3 - <br />
