AMENDED CONDITIONS OF APPROVAL <br /> EDWARD NUNES <br /> MS-90-49 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Murphy Road across the frontage <br /> of Parcel #1 shall be constructed in conformance with the <br /> standards for one-half of a fifty-foot right-of-way farm or <br /> estate subdivision street. The construction of the frontage <br /> improvements will be deferred, upon the execution by the owner <br /> of a Deferred Frontage Improvement Agreement, prior to <br /> approval of the Parcel Map. (A $250. 00 fee is required for <br /> processing per Ord. No. 3337 in addition to the a copy of the <br /> Grant Deed and an estimate. The estimate shall be prepared <br /> by a Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval. As an <br /> option the Department of Public Works will prepare the drawing <br /> and estimate for an additional fee of $100 . 00 . ) <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. The remainder shall be designated as "Designated Remainder" <br /> on the Parcel Map. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 018 . 00 <br /> for each single family dwelling unit in the Escalon area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> f. Dedication to result in a twenty-five foot (25 ' from the <br /> centerline of Murphy Road to the property line) wide right- <br /> of-way shall be required across the frontage of Parcel #l. <br />
