CONDITIONS OF APPROVAL <br /> MS-90-49 <br /> EDWARD NUNES <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> *a. A Parcel Map is required . <br /> *b. The parcel shall be numbered . <br /> *c . The Traffic Impact Mitigation Fee will be required for <br /> this subdivision . The fee is due and payable at the <br /> time of issuance of a building permit. (The fee <br /> currently is $2 , 093 . 00 for each single family dwelling <br /> unit in Escalon area. The fee shall be automatically <br /> adjusted annually by the Engineering Construction Cost <br /> Index as published by the Engineering News Record . ) <br /> Resolution R-89-946 suspends the fee until February 1 , <br /> 1990 . <br /> *d . Dedication to result in a twenty-five foot ( 25 ' from <br /> the centerline of Murphy Road to the property line) <br /> wide right-of-way shall be required across the frontage <br /> of the homesite parcel . <br /> e . An Irrevocable Offer of Dedication to result in a <br /> twenty-five feet (25 ' from the centerline of Murphy <br /> Road to the property line) wide right-of-way shall be <br /> required across the 69 . 4 acre parcel . <br /> f . The frontage improvements for Murphy Road across the <br /> frontage of homesite parcel shall be constructed in <br /> conformance with the standards for one-half of a fifty- <br /> foot right-of-way rural street. The construction of <br /> the frontage improvements will be deferred , upon the <br /> execution by the owner of a Deferred Frontage <br /> Improvement Agreement, prior to approval of the Parcel <br /> Map . (A $250 . 00 fee is required for processing per <br /> Ord . No. 3337 in addition to a copy of the Grant Deed <br /> and an engineer' s estimate with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department. ) <br /> g . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map . <br />
