In the assessment report, Cardno presented analytical results and
lithologic boring logs and cross sections from collecting soil samples during advancement of soil
boring SB-1 and installation of monitoring wells MW-17 and MW-19 through MW-22; and
analytical results from collecting soil gas samples from temporary soil vapor probes SV-1
through SV-5.
Contrary to what is stated in Section 4.0 of the assessment report, SV-3 was advanced adjacent
to the current 7-Eleven building and soil gas analytical results suggest a potential vapor
intrusion risk. The benzene concentration of 70 micrograms per cubic meter (lag/m3) detected in
soil vapor sample SV-3 exceeded the environmental screening level (ESL) of 42 lag/m3 for
residential land use.
Cardno recommends additional active remediation at the site based on:
• "The dissolved-phase petroleum hydrocarbon concentrations observed at the site"; high
concentrations of contaminants of concern were detected in groundwater samples
collected on 24 and 25 June 2013 from MW-3, MW-13, MW-14 and MW-22 and reported
in the second quarter 2013 groundwater report;
• "Recent and historical soil analytical data"; significant concentrations of contaminants of
concern were reported in soil samples collected in February 2012 during advancement
of soil boring SB-1 and installation of MW-21 and MW-22, and high concentrations of
contaminants of concern have been reported in historical soil data; and
