Phase 1 is the construction of a 58,000-square- <br /> foot warehouse with a 600-kW solar system on the roof. Phase 2 includes the construction of an 8,000-square-foot non- <br /> refrigerated bulk goods storage building, a 1,500-square-foot shop addition, and a 3,000-square-foot raw materials cooler. <br /> Access is via a private easement from State Route 4. The property utilizes an existing septic system, a well for water, and <br /> a retention pond. The parcel is under a Williamson Act contract. <br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). <br /> PROJECT LOCATION: The project site is located approximately 3,500 feet from the south side of State Route 4 on a <br /> private easement. The easement is approximately 1,200 feet west of Drais Ave. (APN/Address: 183-140-10 / 18350 E. <br /> State Route 4, Stockton)(Supervisorial District: 4) <br /> ENVIRONMENTAL DETERMINATION: This project as described is exempt from the California Environmental Quality Act <br /> (CEQA) pursuant to Section 15061 (b)(3), and a Notice of Exemption will be filed if the project is approved. <br /> APPLICATION REVIEW: Recommendations and/or comments on this project must be submitted to the Community <br /> Development Department no later than October 14, 2021. Recommendations and/or comments received after that date <br /> may not be considered in staff's analysis and/or recommendation to the San Joaquin County Planning Commission for this <br /> application. <br /> NOTE TO SURROUNDING PROPERTY OWNERS: This project will be scheduled for a San Joaquin County Planning <br /> Commission hearing. Notification will be provided on the date, time, and place of the public hearing at a later date. <br /> NOTE TO REVIEW AGENCIES: In order to be notified of the San Joaquin County Planning Commission hearing date for <br /> this project, please contact the above noted Project Planner to be placed on the notification list.
