Phase 1 includes the construction of a 24,480 square foot building to be used for cultivation and office and a 34,560 square foot building for cultivation. Phase 2 includes the construction of two (2) additional 34,560 buildings for cultivation. The site contains two (2) existing residences which will remain and an existing shop that is not part of the project. The project proposes a maximum of fifteen (15) employees. Distribution and cultivation activities will take place wholly within structures. The facility will operate from 4:30 a.m. to 6:00 p.m. Product will be distributed an average of one (1)to two(2)times per week, and vendor deliveries will take place an average of two (2)to three (3)times per week by appointment. Access to the site is from South Airport Way. This project will be served by a private septic system for sewage, an onsite well for water, and a retention pond for storm drainage. This parcel is not under a Williamson Act contract. The Property is zoned AG-40(General Agriculture,40-acre minimum)and the General Plan designation is A/UR(Agriculture Urban Reserve). PROJECT LOCATION: The project site is located on the west side of South Airport Way, 1,250 feet south of East Lathrop Road, Manteca.
