BEM <br /> SYSTEMS INC. <br /> Dr. Allan Peake <br /> 8 October 1996 <br /> Page 2 of 2 <br /> practices of multiple dry cleaning and industrial operations within the Lodi Groundwater Site. The Holz property <br /> is located within the Lodi Groundwater Site and the groundwater quality at the Holz property may have been <br /> impacted from off-site source(s). However, it will require further investigation and evaluation to make a <br /> conclusive determination. <br /> In addition to the VOC contamination,four of the five groundwater samples are reported to contain concentrations <br /> of metals (Antimony, Beryllium, Cadmium, Chromium, Lead, and Nickel) that exceed USEPA/California State <br /> MCLS for drinking water (see Table 6). Three of the five samples exhibited total petroleum hydrocarbons in the <br /> range of 1900 to 3800 ug/L; a USEPA/California State MCL for TPHC in drinking water is not available. <br /> Detected concentrations of methylene chloride (VOC fraction) and phthalate esters (base/neutral and acid <br /> extractable [BNA] organic fraction) are attributable to laboratory-derived contamination. No other contaminants <br /> of potential concern were detected as part of the groundwater investigation and subsequent data evaluation <br /> conducted by BEM. <br /> BEM has identified that groundwater quality has been impacted at the Holz property. Specifically, the reported <br /> concentrations of metals (Antimony, Beryllium, Cadmium, Chromium, Lead, and Nickel) and VOCs (TICE and <br /> PCE) at the subject property exceed USEPA/California State MCLS for drinking water. Although the detected <br /> VOC contamination may be impacted from off-site sources(to be confirmed), BEM recommends that Harrison& <br /> Crosfield, plc. (H&C) consult legal counsel regarding the potential environmental liability issues associated with <br /> such contamination prior to the acquisition of this property.
