SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by the Rudy M. and Toni A. <br /> Mussi Revocable Family Trust and the Lory C. and Victoria M. Mussi Revocable Family <br /> Trust to conduct a Soil Suitability Study and Nitrate Loading Study for the property <br /> identified as 6565 West Howard Road, Stockton, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed DeveloAment <br /> A minor subdivision is proposed to divide the Site into two parcels (Plate 2). According <br /> to Lory Mussi, the parcel split is for inheritance purposes only; uses of the land will <br /> remain unchanged (personal communication, December 3, 2019). <br /> Site Description <br /> The Site is defined as Assessor's Parcel Number (APN) 189-220-03, approximately 310 <br /> acres in size. It is located at 6565 West Howard Road, Stockton, California. <br /> The Site is orchard and crop land (Plate 3). No structures, wells, or septic systems are <br /> located on the Site. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately mean sea level. The Site is relatively flat, except where it is <br /> elevated along the levee roads that form its northern and eastern boundaries (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the Site is zoned AG-80, General Agriculture with a <br /> minimum parcel size of 80 acres. This zoning designation "is established to preserve <br /> agricultural lands for the continuation of commercial agriculture enterprises." <br /> LOGE 20-08 Page 1 <br />
