This Workplan was prepared <br /> in accordance with Geocon Proposal No. LS-03-067 and City of Tracy Purchase Order No. 34611, <br /> and describes the proposed scope of services and outlines procedures and methods to be employed by <br /> Geocon to complete the project. <br /> PROJECT LOCATION AND DESCRIPTION <br /> The project site is located in the Bowtie area of Tracy, south of Sixth Street along the east side of <br /> Central Avenue. The site is bounded on the north by Sixth Street, on the east by land owned by Union <br /> Pacific Railroad (UP), on the south by Fourth Street and residential developments, and on the west by <br /> Central Avenue. The location of the site is depicted on the Vicinity Map, Figure 1. The project site is <br /> divided by UP tracks into two separate properties(Multimodal North and Multimodal South) as shown <br /> on the Site Plan,Figure 2. <br /> The Tracy Multimodal Station will serve as a hub for mass transportation services and other <br /> transportation modes. The project will involve development of a multimodal station, accommodating <br /> passenger rail service, bus service, dial-a-ride, taxi, vanpools, carpools, and bicycles. The project <br /> components will include a 5,000-to 7,000-square-foot station, a public outdoor plaza, passenger pick- <br /> up/drop-off areas,bicycle racks, a train platform,bus parking berths,and public parking facilities. <br /> PURPOSE <br /> Geocon understands that the City of Tracy desires to have as clear an understanding, as practical, of <br /> the nature and extent of environmental concerns at the Site prior to entering into a purchase <br /> agreement with UP. This Workplan describes the scope of services to perform a Phase II ESA of the <br /> identified environmental concerns .at the site.
