Mr.David De Witt <br /> Unocal Corporation <br /> 2000 Crow Canyon Place, Suite 400 <br /> San Ramon,CA 945$3 <br /> Subject: Environmental Clearance for Redevelopment <br /> Former Unocal Service Station No.tl 0 3117 i1J L 2 1994 <br /> 1400 South Van Ness Avenue,San Francisco <br /> LOP Case No. 10027 <br /> Dear Mr. De Witt: <br /> In response to your letter dated January 14, 1994,Unocal Corporation is intcroted in obtaining a <br /> ..redevelopment release"to allow the development of the former Unocal service station at 1400 <br /> South Van Ness Avenue,San Francisco. <br /> San'Francisco Department of Public Health,Local Oversight Program(DPH-LOP),has reviewed <br /> site investigation and remediation reports pertaining to the fuel leak investigation. Based on <br /> analytical results of confirmatory soil borings/samples,the soil onsite has been rcmediated to the <br /> extent feasible by perfomling extensive overexcavation at the site,with the exception of some <br /> residual hydrocarbon contamination. According to Kaprealian Engineering,Incorporated's(KEI) <br /> report,dated January 10, 1994,a relatively minor amount of soil with low levels(490 ppm)of <br /> total petroleum hydrocarbons as gasoline(TPH-G)still remains near the extreme northeastern <br /> corner of the site. This area is approximately at the property line,where further excavation is not <br /> feasible without encroaching onto Van Ness Avenue. No detectectable concentrations of TPH-G <br /> were detected in the soil samples collected from the borings for wells downgradient to the area of <br /> contamination. <br /> This letter hereby provides environmental clearance for redevelopment for onsite soil that has been <br /> remediated,however.the Department of City Planning is responsible for redevelopment approval. <br /> and issuing permits. <br /> In the future.DPH-LOP may recommend closing the case provided that petroleum hydrocarbon <br /> concentrations in the ground water show a decreasing trend and/or consistently low to non-detect <br /> levels for a period of four quarters. <br /> If there are any questions or comments,please call me at(415)554-3280. <br /> Sincer <br /> ely.
