CONDITIONS OF APPROVAL. <br /> PA-1600120 <br /> Sanguinefti <br /> Lot Line Adjustment Application No. PA-1600120 was approved by the Community Development <br /> Department on August 3, 2016 , which is the effective date of approval. This approval will expire on <br /> February 2, 2018 , which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Stephanie Stowers, (209)468-9653) <br /> a. APPROVAL; This approval is for a Lot Line Adjustment between four parcels as shown on the site <br /> plan dated May 6, 2016. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Parcels One through Four shall each be a minimum of 40 acres in size. <br /> d. LOT WIDTH: The following requirements shall apply: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-872.2[g]) <br /> 2. The proposed application is consistent with <br /> Government Code Section 51257. <br /> Access to Parcels 2 and 4 is not created by this Lot Line Adjustment.
