The reason <br /> for this request is to meet Costco ' s current distribution demand as a result of COVID - <br /> 19 . This temporary use will be permitted for approximately six ( 6 ) months from <br /> approval ; located on the south side of Schulte Road , 1 000 feet east of Hansen Road , <br /> Tracy . ( Supervisorial District 5 ) <br /> PROPERTY OWNER : Costco Wholesale Corporation APPLICANT : David Babcock & Associates <br /> ADDRESS : 16000 W . Schulte Road , Tracy APN : 209 - 230 - 02 <br /> INFORMATION : <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood <br /> Hazard Area . <br /> Schulte Road has an existing and planned right- of-way width per the City of Tracy . <br /> RECOMMENDATIONS : <br /> 1 . Prior to issuance of the occupancy permit , the driveway approach shall be improved in <br /> accordance with the City of Tracy requirements . <br /> 2 . A City of Tracy encroachment permit shall be required for all work within the Tracy road right- of- <br /> way . <br /> 3 . The proposed driveway to the project site shall align with Bud Lyons Road on the north side of <br /> Schulte Road . <br /> 4 . The Traffic Impact Mitigation Fee shall be required for this application . The fee is due and <br /> payable at the time of building permit application . The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record .
