Item No. 1 <br /> PC: 11-19-92 <br /> SU-89-19 <br /> Page 1 <br /> RECOMMENDATION <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve the Time Extension application for a period of three years for Major Subdivision <br /> Application No. SU-89-19 (Tract No. 2113), with the Time Extension to expire on August 28, <br /> 1995, at 5:00 p.m. <br /> FINDINGS <br /> On August 17, 1989,the Planning Commission made the following Findings for Major Subdivision No.SU- <br /> 89-19: <br /> 1. The proposed map is consistent with applicable General and Specific Plans as specified in <br /> Government Code Section 65451 because the General Plan map designation is General Industrial, <br /> and the subdivision design, as conditioned, provides for additional improvements to Eight Mile <br /> Road, as outlined in the draft form of the Eight Mile Road Specific Plan. <br /> 2. The design or improvement of the proposed subdivision is consistent with applicable General and <br /> Specific Plans because the subdivision design and improvement will provide for future right-of-way <br /> and road improvement in conformance with the standards of the City of Stockton, the County of <br /> San Joaquin, and the State of California. <br /> 3. The site is physically suitable for the type of development because the design of the subdivision <br /> will provide for either small lots, general manufacturing uses, or the merging of individual lots for <br /> larger general manufacturing uses. <br /> 4. The site is physically suitable for the proposed density of development because the terrain is <br /> generally flat, and public.services will be provided for either small-lot or large-lot general <br /> manufacturing uses. <br /> 5. The design of the subdivision or the proposed improvements are not likely to cause substantial <br /> environmental damage or substantially and avoidably injure fish orwildlife or their habitat because <br /> the site is not recognized as a significant habitat for either fish or wildlife, and public services will <br /> be provided for sewage disposal, water supply, and storm drainage. <br /> 6. The design of the subdivision or the type of improvements is not likely to cause serious public <br /> health problems because future development of subdivision lots will require discretionary permit <br /> review by agencies with regulatory responsibilities for public safety and health. <br />
