PC: 6-3-93 <br /> GP-93-2/ZR-93-2 <br /> RECOMMENDATION <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration. <br /> 2. Forward General Plan Map Amendment Application No. GP-93-2 to the Board of Supervisors <br /> with a recommendation for approval based upon the 'Basis for General Plan Amendment' <br /> contained in the staff report. <br /> 3. Forward Zone Reclassification Application No. ZR-93-2 to the Board of Supervisors with a <br /> recommendation for approval based upon the'Bases for Zone Reclassification' contained in <br /> the staff report. <br /> BASIS FOR GENERAL PLAN AMENDMENT <br /> 1. The internal consistency of the General Plan is maintained in the adoption of the Amendment. <br /> • This determination can be made because the proposal is consistent with the <br /> Residential Roadway Policies of the General Plan and the General Plan Policies <br /> Specific to Lockeford. <br /> BASES FOR ZONE RECLASSIFICATION <br /> 1. The proposed zone district is consistent with the General Plan. <br /> • This determination can be made because the AU-20 zone is an implementing zone for <br /> the Low Density Residential General Plan Designation. <br /> 2. The site of the proposed zone district is suitable for any of the land uses permitted within the <br /> proposed zone districts. <br /> • This determination can be made because the site is relatively level and is currently <br /> in agriculture. <br /> 3. The proposed zone district is reasonable and beneficial at this time. <br /> • This determination can be made because the site is under Williamson Act contract. <br /> 4. The proposed zones will not have a substantial, adverse effect on surrounding properties. <br /> This determination can be made because the proposed AU-20 zone district is <br /> compatible with the adjacent agricultural and proposed residential uses. <br /> -4- <br />
