Phase II Additional Subsurface Investigation <br /> Tracy Comers Shopping Center <br /> 3225 North Tracy Boulevard <br /> Tracy,California 95376 <br /> Partner Project Number 14-129814.3 <br /> January 27,2015 <br /> Page 17 <br /> As noted above, the WQGs were developed using default assumptions (e.g., standard exposure factors) <br /> and, consequently, are only meant for screening level assessments. The WQGs should not be considered <br /> enforceable regulatory standards. Cleanup levels ultimately dependent on site-specific factors and are <br /> established by the regulatory agencies on a case-by-case basis. <br /> Summary and Conclusions <br /> Partner conducted a Phase II Additional Subsurface Investigation at the subject property to collect soil <br /> and/or groundwater samples in the vicinity of chlorinated solvents previously detected in sub-slab soil gas <br /> collected as part of the Phase II Subsurface Investigation conducted by Partner in December 2014. The <br /> scope of the Phase II Additional Subsurface Investigation included four borings for the collection of soil <br /> and groundwater samples. Four soil samples and three groundwater samples were analyzed for PCE and <br /> daughter compounds. <br /> Material encountered in the upper 10 feet bgs consisted of brown, dense, damp clay with some medium <br /> sand., At 10 feet bgs, the subsurface consisted predominantly of brown and red well,graded wet gravels. <br /> Groundwater was encountered during this investigation between 9.1 and 10.2 feet bgs. <br /> Based on the field observations and analysis of soil and groundwater samples there is possible evidence <br /> that constituents may have migrated to shallow groundwater underlying the subject property. <br /> Based on the Subsurface Investigation described above and the Phase II Subsurface Investigation reported <br /> by Partner on December 19, 2014, there is evidence of a release of PCE from the subject property which <br /> has spread to the exterior of the subject property. Partner recommends that the property owner report <br /> the analytical results to the San Joaquin County Environmental Health Division and conducting additional <br /> assessment at the subject property. <br /> Limitations <br /> This Report presents a summary of work conducted by Partner. The work includes observations of site <br /> conditions encountered and the analytical results provided by an independent third party laboratory of <br /> samples collected during the course of the project. The number and location of samples were selected to <br /> provide the required information. However, it cannot be assumed that the limited available data are <br /> representative of subsurface conditions in areas not sampled. <br /> Conclusions and/or recommendations are based on the observations, laboratory analyses, and the <br /> governing regulations. Conclusions and/or recommendations beyond those stated and reported herein <br /> should not be inferred from this document. <br /> Partner warrants that the environmental consulting services contained herein were accomplished in <br /> accordance with generally accepted practices in the environmental engineering, geology, and <br /> hydrogeology fields that existed at the time and location of work.
