Construct an individual sewage disposal system(s) under a permit and <br /> inspection by the Environmental Health Division at the time of <br /> development (Ordinance Code Section 5-3003) . <br /> 2 . Construction of an individual domestic water well under a well <br /> permit and inspection by the Environmental Health Division at the <br /> time of development (San Joaquin County Ordinance No. 1862 , Section <br /> 5-4100) <br /> DEPARTMENT OF PUBLIC WORKS <br /> 1. The driveway approach shall be improved in accordance with the <br /> requirements of the San Joaquin County Standards R-17 prior to <br /> issuance of the building permit (Development Title Section 8- <br /> 1145. 5) . <br /> 2 . The Encroachment Permit shall be required for work within the road <br /> right-of-way (Development Title Section 9-1145.2) . <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the building <br /> permit application for mobilehome on permanent foundation or 15% at <br /> the time of renewal for a mobilehome on a temporary foundation. <br /> (The fee currently is $2 , 309 . 00 per single family dwelling unit in <br /> the Ripon area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record) (Resolution R-90-304 , R-92-1025) . <br /> 4 . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Fredericks Road to the property line shall be required <br /> across the frontage of APN 257-260-25. (Development Title Section 9- <br /> 1145.2) <br /> 5. The frontage improvements for Fredericks Road shall be constructed <br /> in conformance with the standards for one-half of a 50-foot right- <br /> of-way rural road. The construction of the frontage improvements <br /> will be deferred, upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the occupancy <br /> permit. (A $260. 00 fee currently is required for processing per <br /> Development Title Table 9-240. 2 in addition to a copy of the Grant <br /> Deed and an estimate. The estimate and legal description shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing of a form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval. <br />
