The following findings of fact must be made by the County before a <br /> Variance can be granted. Indicate what facts in the case of this <br /> application support each of the findings : <br /> 1 . Because of the special circumstances applicable to the property, <br /> including size, shape , topography, location or surroundings , the <br /> strict application of the zoning regulation deprives the property <br /> of privileges enjoyed by other properties in the vicinity and <br /> under identical zoning classification. <br /> This parcel is in essence an island of irrlar shaDe surrniintled <br /> -Ey two —roads , an irrigation canal and with its northern Rprtnr <br /> physically _isected by a road. Other property in thev; ;n; r�z is not <br /> under the same special c-ircumstances as this groper v <br /> 2 . The granting of the Variance will not constitute a grant of spe- <br /> cial privileges inconsistent with the limitations upon other prop- <br /> erties in the vicinity and zone in which the property is situated. <br /> Directly accross the road of rhe parcel ' s eastern hn„nrlary , a - <br /> variance was granted in the same 7onP to allow nnrr�Pl ; fi nn Le a <br /> similar size parcel . This variance would not g�ant any ADPriAl <br /> privi ed e to the subject nropert . It simpl erty , <br /> due to its unique characteristics , to enjoy the same privileges as <br /> ti�erties in its immediate vicinity. <br /> 3 .
