Restaurants are a permitted <br /> use in the H-S zone with a Development Plan (per Section 9-6401 <br /> of the Planning Title) . <br /> The Planning Division has reviewed this application and offers <br /> the following comments: <br /> 1 . The following signs are permitted in the H-S zone: <br /> a. One freestanding sign (per 9-6411 (b) ) . This sign may <br /> be a maximum of 35 feet above the point of highest public <br /> roadway surface of the freeway (per 9-6410b) . <br /> b. One monument sign (per 9-3606) . This sign may be no higher <br /> than 6-feet above the natural grade. Maximum sign area <br /> is 24 square feet per face. <br /> C. Internal signs providing directions to specific uses within <br /> the development may be permitted. Such signs shall not <br /> exceed 8 feet in height of 10 square feet in area (per <br /> 9-6411d) . <br /> The Planning Division is recommending that this application is <br /> approved subject to the following conditions: <br /> 1 . All construction and improvements shall conform to the approved <br /> site plan. <br /> 2 . A landscaping and irrigation plan shall be shown as part of <br /> the improvement plan. This shall include a key that shows <br /> the size, type, number, and spacing of proposed landscaping, <br /> which will be maintained with an automatic and timed sprinkler <br /> system. All landscaping shall be in place prior to the issuance <br /> of an occupancy permit. <br />
