CONDITIONS OF APPROVAL <br /> DP-88-11 <br /> KRUSE <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the issuance of any building permits . <br /> A. PLANNING DIVISION <br /> 1 . All construction and improvements shall conform to the <br /> approved site plan . <br /> 2 . A landscaping and irrigation plan shall be shown as part <br /> of the improvement plan . This shall include a key that <br /> shows the size , type , number , and spacing of automatic <br /> and timed sprinkler system. All landscaping shall be in <br /> place prior to the issuance of an occupancy permit . <br /> 3 . One directional sign at each access drive will be <br /> permitted . Signs attached to the wall will be permitted <br /> on buildings as long as they are flush with the building <br /> (no roof mounted signs ) . The details for the one <br /> monument and one free—standing sign permitted shall be <br /> incorporated in the improvement plan . This <br /> free—standing sign shall be designed to incorporate any <br /> future additional uses at this highway—service area . <br /> 4 . A Notice of Merger shall be excuted on A. P .N . <br /> 195-121-02 , 195-121-05 , and 195-121-06 . <br /> B. PUBLIC WORKS DEPARTMENT <br /> 1 . An Improvement Plan , prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , <br /> on—site parking , and grading , shall be submitted to the <br /> Department of Public Works for approval . Public water , <br /> public sewer , and terminal drainage is required . A <br /> "will serve letter" shall be provided . <br /> 2 . An Encroachment Permit shall be required for work within <br /> road right—of—way . <br /> 3 . The property is subject to Area of Benefit No . 6 fees of <br /> $1580 . 00 for APN 195-121-02 , 05 , & 06 and shall annex to <br /> County Service Area No. 4 (Zone A) . <br />
