CONDITIONS OF APPROVAL <br /> UP-92-27 <br /> Richard Roberts <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. All parking and maneuvering areas shall be paved and permanently maintained with <br /> asphalt or cement. <br /> b. A 10-foot-wide landscaped strip shall be provided along the developed frontage of Harlan <br /> Road and Roth Road. <br /> C. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted. <br /> d. All truck parts and inoperable trucks shall be directly related to the operation and shall <br /> be kept inside the shop. <br /> e. A solid masonry wall six feet in height shall be erected along the south and east property <br /> lines of APN 193-330-31. <br /> f. A trash enclosure shall be provided and designated on the Improvement Plan. The <br /> enclosure shall be designed to accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth side. <br /> g. All drainage from asphalted and cemeted parking and driveway areas shall be routed <br /> through an oil and sand separator prior to entering the on-site retention basin. <br /> h. One copy of an Improvement Plan shall be submitted to the Development Services <br /> Division. The Improvement Plan will be distributed to the involved County departments <br /> for approval. The Improvement Plan shall be prepared by a registered Civil Engineer and <br /> show drainage, driveway access details, on-site parking, existing and proposed utility <br /> services, grading, lighting, and landscaping. Storm drainage run-off shall be retained on <br /> the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. Pond capacity calculations shall be submitted for <br /> approval (see the handout entitled 'Improvement Plan' for a detailed list of all <br /> requirements). A plan check fee will be required.
