I <br /> CONDITIONS OF APPROVAL <br /> SA-9423 <br /> JOE AND DEBBIE MARTIN <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the use of an existing 4,000-square foot hay barn and a new <br /> 8,000-square foot hay barn for the storage of hay and related equipment for a hay hauling <br /> business. The approval shall include the parking of two trucks with two trailers each. <br /> b. Submit an Improvement Plan, showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Storm drainage shall be consistent <br /> with Section 9-1135.9 of the Development Title. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All automobile <br /> parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a durable, dust-free surface. Hay and equipment storage <br /> areas may at a minimum be surfaced with six (6) inches of base material or as required <br /> by the Fire Prevention Bureau and the Woodbridge Fire District. Bumper guards shall <br /> be provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5) <br /> d. The applicant shall secure an approved Business License prior to initiation of the <br /> approved use. (Section 7-1000 of the County Ordinance Code) <br /> e. A minimum of one (1) automobile parking space shall be required for the approved use. <br /> The size and location of the parking spaces shall be consistent with the requirements of <br /> Chapter 9-1015 of the Development Title, be included on the Improvement Plan, and be <br /> installed prior to issuance of the Certificate of Occupancy. <br /> f. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three <br /> sides and gated on the fourth side. Details shall be included on the Improvement Plan <br /> and be installed prior to issuance of the Certificate of Occupancy. <br /> Conditions of Approval - 1 - SA-94-23 <br />
