CONDITIONS OF APPROVAL <br /> SA-92-17 <br /> HAROLD M. SAWYER <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the issuance of any Building Permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. All operations shall occur in the 60 foot by 47 foot <br /> building shown on the site plan. <br /> b. No outdoor storage is permitted. <br /> C. The only signage allowed shall be a monument sign. <br /> d. Sound levels generated by the proposed use shall not <br /> exceed 65 db Ldn at the property line. <br /> e. All lighting shall be designed to confine direct rays to <br /> the premises, with no spillover beyond the property. <br /> f. A trash enclosure is required. <br /> g. Two parking spaces are required and shall be shown on the <br /> improvement plan. <br /> h. An Improvement Plan showing drainage, on-site parking, <br /> existing and proposed utility services, and grading, <br /> shall be submitted for approval. Storm drainage shall be <br /> retained on-site, provisions shall be shown on the <br /> Improvement Plan. (Planning Title Section 9-10002) <br /> i. One (1) copy of the Improvement Plan must be submitted to <br /> the Planning Division for distribution to the involved <br /> County departments. A Plan Check fee will be required. <br />
