Project Description: <br /> The proposed project is to subdivide three parcels totaling 234 . 7 <br /> acres into 74 rural residential parcels . The General Plan <br /> designation for the project site is Rural Residential , and the <br /> zoning is RR-100 (Rural Residential ; 100 , 000-square-foot lot <br /> minimum) . <br /> The project site is located in the northern portion of the County <br /> in the rural residential area of Collierville . The site is the <br /> northwest quadrant of the area formed by Jahant Road and State <br /> Route 99 West Frontage Road. <br /> The site is presently used for cattle grazing and is relatively <br /> level except for Jahant Slough, which runs through the project <br /> site . Mature valley oak trees and riparian vegetation are found <br /> along Jahant Slough. None of the soil is considered to be prime <br /> agricultural soil . <br /> Seventy-four parcels, ranging in size from 2 . 1 acres to 6 . 2 <br /> acres, are proposed for single-family residences . Water would be <br /> provided by private wells and sanitary sewage disposal by septic <br /> systems . Terminal drainage to Jahant Slough is being proposed. <br /> Access to the subdivision will be provided by Jahant Road and <br /> Woodson Road, which runs from State Route 99 West Frontage Road <br /> to Lower Sacramento Road. Access from State Route 99 West <br /> Frontage Road is also provided. Five internal streets are pro- <br /> vided, three of which are cul-de-sacs. <br /> Notice of Preparation - 3 - (ER-89-4) <br />
