Gau, Senior Civil Engineer I/✓ <br /> Public Services Division ' <br /> SUBJECT: COMMENTS ON DEVELOPMENTS <br /> APPLICANT: Morada West Joint Venture (Christian Life Center) <br /> APPLICATION NO: UP-86-6/VR-86-6 <br /> APN 092-090-18 <br /> PROPOSAL: A Use Permit application for a religious center, and a variance <br /> application for a 75-foot-high sanctuary building. <br /> Information: <br /> The site is located on the north side of Hammer Lane, 1,000 feet west of <br /> State Route 99 West Frontage Road, northeast of Stockton. <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. <br /> Hammer Lane has an existing right-of-way width of 95 feet, and a planned <br /> right-of-way width of 110 feet, based on the adopted Specific Plan. <br /> Recommendations: <br /> 1. An Improvement Plan, prepared by a Registered Civil Engineer, showing <br /> sewer, water and drainage systems, driveway access details, on-site <br /> parking, and grading, shall be submitted to the Department of Public Works <br /> for approval. <br /> 2. A public sanitary sewer system shall be provided by the owner/developer and <br /> served by the City of Stockton. <br /> 3. A public water system shall be provided by the owner/developer and served <br /> by the City of Stockton. As an alternate, a private water system for the <br /> development is allowed on an interim basis provided that the system is <br /> designed for future connection to the City of Stockton system when <br /> available. <br />
