A total of approximately 1 , 312 jobs could be anticipated <br /> on the project site from the proposed uses , based on the assump- <br /> tions described below. It is important to note , however , that I <br /> while these jobs would be new to the site , they would not all be <br /> new employment opportunities since many of the jobs would be <br /> relocated from other areas in Stockton. <br /> C-A/Auto Dealership Emnlonent. it is estimated that <br /> « <br /> each dealership would generate an average of approximately 60 <br /> on-site jobs including sales , service , clerical, and other types <br /> (City of Stockton 1980) . Thus , if 5 dealerships located onsite , <br /> they would employ about 300 persons . <br /> Commercial (C-M) EmT)lovment. The C-N,-zoned portion of <br /> the site would generate approximately 1 , 012 direct, or.-site jobs <br /> assuming a generation rate of 20 employees per net acre and a <br /> net to gross ratio of 1 : . 92 . <br /> In addition to the employment described above , a certain <br /> number of construction jobs would be generated by the project. <br /> A specific number is not available , however , since estimates of <br /> person.-years of construction employment are generally based on <br /> total construction valuation, which is presently unknown. <br /> -11- <br />
