ATTACHMENT F <br /> BASES FOR GENERAL PLAN AMENDMENT <br /> The internal consistency of the General Plan can be maintained in <br /> the adoption of the General Plan Amendment. <br /> The project would allow development of approximately 205 acres <br /> of warehouse and other light industrial uses. The Amendment <br /> is consistent with the industrial development goal included <br /> in the County ' s General Plan: <br /> "To assure ample opportunities for industrial development <br /> so that each Urban Center will be able to provide local <br /> employment opportunities and a diversified industrial <br /> base commensurate with its size and function. " <br /> (Policies for Development, Land Use/Circulation Element) <br /> The Amendment is consistent with accompanying industrial <br /> development objectives in the General Plan which: <br /> 1. Promote the potential of the County' s well developed <br /> transportation network in relation to its advantageous <br /> location for distribution of goods and products ; <br /> 2 . Provide desirable locations for a variety of industries by <br /> designating those areas which are best suited for industrial <br /> uses because of their physical character, compatibility with <br /> surrounding land uses, transportation facilities, and <br /> existing and planned utilities; and <br /> 3 . Protect designated industrial areas from incompatible land <br /> uses in order to maintain their attraction for existing, <br /> expanding, or future industries. <br /> Although there are no existing utility services in the area, the <br /> 205-acre Amendment area will provide its own services (sewer, <br /> water, drainage) through creation of a County Service Area (CSA) <br /> district in conjunction with the proposed Bay Cities Truck Stop to <br /> the west. <br />
