Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Hansen Road to the property line shall be required <br /> across the frontage of APN 209-410-01. <br /> 2 . The frontage improvements for Hansen Road shall be constructed in <br /> conformance with the standards for one-half of a 50-foot right-of- <br /> way rural road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to issuance of the occupancy <br /> permit. (A $260. 00 fee currently is required for processing per <br /> Development Title Table 9-240. 2 in addition to a copy of the Grant <br /> Deed and an estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to the Public <br /> Works Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $115. 00) (Development Title Section 9-1100. 3) <br /> 3 . The driveway approach shall be improved in accordance with the <br /> requirements of the San Joaquin County Standards R-17 prior to <br /> issuance of the building permit (Development Title Section 8- <br /> 1145. 5) . <br /> 4 . The Encroachment Permit shall be required for work within the road <br /> right-of-way (Development Title Section 9-1145. 2) . <br /> 5. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the building <br /> permit application for mobilehome on permanent foundation or 15% at <br /> the time of renewal for a mobilehome on a temporary foundation. <br /> (The fee currently is $1, 649. 00 per single family dwelling unit in <br /> the Tracy area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record) (Resolution R-90-304 , R-92-1025) . <br /> NOTE: The new address for the second unit dwelling is: 23028 South <br /> Hansen Road, Tracy. <br />
