Colmnercial Uses <br /> One commercial use is designed in the plan. Retail <br /> Commercial/Police and Fire. The retail commercial combines <br /> 10 acres of retail and public services intended to provide <br /> roadside and service oriented uses to the existing <br /> neighborhood and proposed users as well. Uses envisioned in <br /> this zone may include police and fire, post office, grocery <br /> market, emergency medical care, and shop uses. <br /> Recreation and Public Facilities <br /> Golf Course <br /> The 27-hole golf course and club house constitutes <br /> approximately 200 acres and is situated primarily along the <br /> lower river terrace. Golf course appendages comprising about <br /> 9 golf holes meander into the upland areas. The arrangement <br /> of the course has been patterned to complement both the Open <br /> Space Preserve and golf course frontage to residential <br /> homesites. The golf course club house and restaurant is <br /> situated just at the bluff' s edge overlooking the golf course <br /> and river below. <br /> Parks <br /> A 15 acre Open Space Preserve is flanked between the qolf <br /> course in the southern portion of the plan. Uses envisioned <br /> in this open space preserve include pedestrian and <br /> bicycle/jogging paths, active play fields and community <br /> cultural center. The major emphasis of the open space <br /> preserve is to provide a pedestrian linkage from the golf <br /> club house and residential neighborhoods to the river front. <br /> The 30 acre Wildlife Interpretive Center and Wetland Refuge <br /> located in the northwest section of the site shall provide a <br /> cultural public benefit to the community through informative <br /> exhibits and observation points designating sensitive river <br /> and wildlife habitats. <br /> Neighborhood Parks <br /> A 7 acre neighborhood park located in the western portion of <br /> the site shall serve the immediately surrounding <br /> neighborhood. A pedestrian/bicycle connection between the <br /> wildlife information center, residential uses and riverbank <br /> connects with the park. Homogeneous in nature, this park <br /> shall include such uses as play fields, tot lots , a small <br /> community center and day care facilities. <br /> School Site <br /> The 10 acre school site is designated along Van Allen Road <br /> adjacent to the neighborhood park and Wildlife Interpretive <br /> Center. This school site is planned to serve not only the <br /> existing community but the proposed residential neighborhood <br />
