COMMENTS ON DEVELOPMENTS <br /> RV-88-2/ZR-91-13 <br /> 2 . Dedication to result in a 50-foot wide right-of-way from the <br /> existing frontage road along south side of State Highway <br /> Route 12 , under the Potato Slough Bridge, and looped to <br /> Glasscock Road shall be required and improved to County <br /> standards for a 50-foot right-of-way farm or estate <br /> subdivision street, <br /> 3 . A drainage system shall be provided to meet the requirements <br /> of the County and to provide adequate drainage for the <br /> project. Permit from the Reclamation District shall be <br /> required for discharging the additional run-off into South <br /> Mokelumne River . <br /> 4 . The project shall be served by a public water system <br /> conforming to the requirements of the San Joaquin County <br /> Public Health Services Environmental Services Division and <br /> the Department of Public Works . The system shall provide <br /> adequate domestic and fire water supply in conformance to <br /> the requirements of the County Fire Warden and the local <br /> Fire Distric=t. A "Will Serve" letter from the Little Potato <br /> Slough Mutual Water Company shall be required. <br /> S . The project shall be served by a public sewer collection and <br /> treatment system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health <br /> Services Environmental Services Division and the Department <br /> of Public Works . A "Will Serve" letter from the Little <br /> Potato Sough Mutual Water Company shall be required. <br /> 5 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fees currently are <br /> $9 , 512 .00 per 1 ,000 gross square foot of building as <br /> "Retail/Servic=e , $ 1 ,925 .00 per 1 ,000 gross square foot of <br /> building as "Office" , $1 , 397 .00 per 1 ,000 gross square foot <br /> of building as "Service Commerc=ial" , $979 .00 per 1,000 <br /> gross square foot of building as "Warehouse" , and $200 .51 <br /> per trips generated by the facilities not confined by <br /> exterior walls in the Thornton area. The number of trips <br /> generated per facility shall be determined by utilizing the <br /> Trip Generation Manual , as published by the Institute of <br /> Traffic= Engineers The fee shall be automatically adjusted <br /> annually by the Engineering Construc=tion Cost Index as <br /> published by the Engineering News Record. ) <br /> 2 <br />
