procedure upon which this report was based may adversely affect the findings, conclusions, and
recommendations expressed in this report.
1.4 LIMITING CONDITIONS
The performance of this Phase I Environmental Site Assessment was limited by the following
conditions:
• AEI visited the City of Manteca Community Development Department Building Division
(CMCDDBD) for information on the subject property in order to identify historical tenants
and property use. According to the CMCDDBD representative, Mr. Rick Caguiat, the permit
history for the subject property would be subsequently sent to AEI via email. AEI attempted
to follow up with Mr. Caguiat via telephone. However, as of this writing, no response has
been received from the CMCDDBD, and AEI has not received the permit history. Upon
receiving pertinent information in connection with the subject property, AEI will immediately
issue an addendum to this report if items of environmental concern are identified.
However, based on the quality of information obtained from other sources, this limitation is
not expected to significantly alter the findings of this investigation.
• The subject property is equipped with an aboveground diesel fuel tank associated with the
fire pump. The tank totals approximately 200 gallons in capacity and is located within the
subject property fire sprinkler room, located along the northern corner of the subject
property building. According to Ms. Chet Socco of CBRE, the tank was presumably installed
in 2000, during the construction of the current subject property building. Fire sprinkler
maintenance was occurring at the time of AEI's site inspection, and as such, AEI was unable
to obtain direct visual observation of the subject property aboveground storage tank (AST).
However, based on the recent fire system maintenance, the age of the subject property
building and AST, and the lack of a documented release in conjunction with the subject
property AST, the presence of the AST is not expected to represent a significant
environmental concern, and this limitation is not expected to significantly alter the findings
of this report.
1.5 DATA GAPS AND DATA FAILURE
According to ASTM E1527-05, data gaps occur when the Environmental Professional is unable
to obtain information required, despite good faith efforts to gather such information.
Data failure is one type of data gap. According to ASTM E1527-05 "data failure occurs when all
of the standard historical sources that are reasonably ascertainable and likely to be useful have
been reviewed and yet the objectives have not been met". Pursuant to ASTM Standards,
historical sources are required to document property use back to the property's first developed
use or back to 1940, whichever is earlier.
The following data gap was identified during the course of this assessment:
Project No. 297376 AE1
June 22, 2011
Page 3
Lonsottants
