2.0 SITE AND VICINITY DESCRIPTION <br /> 2.1 SITE LOCATION AND DESCRIPTION <br /> The subject property, which consists of a warehouse, is located on the east side of Spreckles <br /> Avenue in a commercial area of Manteca, California. The property totals approximately 27.84 <br /> acres and is improved with a one-story building totaling approximately 552,449 square feet. <br /> The building is constructed slab-on-grade. The subject property is currently unoccupied. In <br /> addition to the subject property building, the property is improved with a fire sprinkler room <br /> located along the north corner of the subject property building, approximately 90 truck trailer <br /> loading docks along the northeast-facing elevation of the subject property building, asphalt- <br /> paved parking areas, and associated landscaping. <br /> The subject property and surrounding area were identified in the regulatory database as part of <br /> the former Spreckels Sugar Company. This site was listed on the SLIC, CERCLIS-NFRAP, <br /> ENVIROSTOR, RCRA SQG, FINDS, WMUDS/SWAT, HIST CORTESE, EMI, UST, FTTS, and HIST <br /> FTTS databases. Refer to Sections 4.1.1, 4.1.21 4.1.7, and 5.1 for further discussion of the <br /> former Spreckels Sugar Company. <br /> The Assessor's Parcel Number (APN) for the subject property is 221-250-05. According to Ms. <br /> Chet Socco with CBRE, heating and cooling systems on the subject property are fueled by <br /> natural gas and electricity provided by Pacific Gas & Electric (PG&E), and potable water and <br /> sewage disposal are provided by municipal services. <br /> Refer to Figure 1: Site Location Map, Figure 2: Site Map, and Appendix A: Property Photographs <br /> for site location. <br /> 2.2 SITE AND VICINITY CHARACTERISTICS <br /> The immediately surrounding properties consist of the following: <br /> Direction from Site Address-Tenant/Use <br /> North Railroad spur, followed by Ford Motor Company 1260 Phoenix Drive <br /> South Railroad spur, followed by Millard Refrigerated Services (730 Spreckels <br /> Avenue)• Dre er's Grand Ice Cream 1351 Dupont Court <br /> East Railroad tracks followed by Highway 99 followed by agricultural land <br /> West Spreckels Avenue, followed by a vacant lot and American Modular Systems <br /> 757-787 Spreckels Avenue <br /> The subject property and surrounding area were identified in the regulatory database as part of <br /> the former Spreckels Sugar Company. This site was listed on the SLIC, CERCLIS-NFRAP, <br /> ENVIROSTOR, RCRA SQG, FINDS, WMUDS/SWAT, HIST CORTESE, EMI, UST, FTTS, and HIST <br /> FTTS databases.
