i <br /> WZI INC <br /> • 1.0 EXECUTIVE SUMMARY <br /> I <br /> This report presents the results of a vadose zone site assessment investigation of <br /> hydrocarbon impacted soil at the property owned by Hi Hopes Venture (Hi Hopes) located <br /> at 1500 East Vine Street, Lodi, California (Exhibit 1) The property has been an operating <br /> farm for a period of over 80 years and recently was annexed into the City of Lodi <br /> Two underground storage tanks, Tank # 1 and Tank#2, were located on the property <br /> Both of the tanks were classified as "agriculture related" and consequently were exempt <br /> from registration requirements for both the County of San Joaquin or the State of <br /> California Because of the tank registration exemption, there was no environmental <br /> agency regulatory oversight during the tank removal The tanks were removed on July 8, <br /> 1996 under Lodi City Fire Department approval by Jim Thorpe Oil Company, Lodi, <br /> California <br /> • Tank#1 was a 750 gallon gasoline underground storage tank (UST) located on the east <br /> side of the former garage in the farm headquarters area Tank#2 was a 550 gallon fuel <br /> oil UST located in the former yard area of the farm headquarters It provided fuel to an <br /> oil burning heater located in the basement of the house <br /> Tank #1 contained a number of holes on the bottom and sides The tank was empty of <br /> product at the time of removal A former fuel dispenser stand located immediately adjacent <br /> to the tank was removed at an earlier time The soil immediately under Tank#1 was found <br /> to contain significant concentrations of what appeared to be "aged" gasoline fuel The <br /> hydrocarbon contamination in the soil was identified in the field by characteristic odor, <br /> staining, and dark colored residual fuel contained within the latticework of the soil <br /> Limited exploratory trenching was conducted immediately under Tank#1 to a depth of 14 <br /> feet below ground surface in an attempt to confirm if an unauthorized hydrocarbon release <br /> had occurred A significant volume of hydrocarbon impacted soil was found to be present <br /> • <br /> 08220010 011 1 <br />
