' • Kennedy/Jenks Consultants <br /> Section 2: Site Description <br /> ' Musco has contacted several owners of properties in the vicinity of the Facility for potential use <br /> of its reclaimed water. Musco is in the process of finalizing agreements with owners of the two <br /> properties currently identified for reclaimed water supply for beneficial agricultural use on their <br /> property, including the Jepsen Webb Ranch LLC (Jepsen Webb Ranch) and the Valley View <br /> Thoroughbred Farm properties. The reclaimed water would be used for agricultural irrigation. <br /> While these two properties would fully utilize projected reclaimed water supplies, Musco intends <br /> to continue investigating other potential reuse sites to the northeast and east of the Facility <br /> within Sections 25, 26, 35 and 36 on the valley floor in the future, including the former Cordes <br /> Ranch property. <br /> ' These two reclamation properties, Jepsen Webb Ranch and Valley View Thoroughbred Farm, <br /> are located on the Tracy Quadrangle (Township 2 South, Range 4 East, San Joaquin Soil <br /> ' Survey, 1972, Quadrangle#29) and are shown in Figure 1. <br /> 2.1 Reclamation Properties <br /> The Jepsen Webb Ranch, APN 209-240-26 and 209-240-27, consists of a 130-acre parcel <br /> located in the southern portion of Section 36, Township 2 south, Range 4 east, Mount Diablo <br /> ' Base and Meridian (MDB&M). This property is located approximately 2 miles east of the Musco <br /> Facility on the floor of the San Joaquin Valley. Currently this property is fallow. The topography <br /> of this area is relatively flat, ranging in elevation from 125 to 180 feet above mean sea level <br /> (MSL). The entire 130 acres are available for potential agricultural irrigation. The property is <br /> ' adjacent to Union Pacific Railroad to the north, residential home sites to the east, the Tracy <br /> Peaker power plant to the west, the Delta-Mendota Canal to the southwest, and agricultural land <br /> to the south. <br /> ' The Valley View Thoroughbred Farm, APN 209-23-19, consists of a 17-acre parcel located off <br /> of South Hansen Road approximately one mile east of the Musco Facility in the southwestern <br /> ' quarter of Section 35,Township 2 south, Range 4 east, MDB&M. The entire 17 acres are <br /> available for potential irrigation for forage pasture and landscaping. Currently, this property is <br /> used to graze and board horses. The terrain and elevation are similar to that of the Jepsen <br /> Webb Ranch. Neighboring properties consist of the Union Pacific Railroad to the north, orchards <br /> to the east, a private residence to the west, and the California Aqueduct to the south. Land use <br /> along Hansen Road in the vicinity of this property is light industrial. <br /> '. 2.2 Historical Property Uses <br /> According to information given to Musco, the Jepsen Webb Ranch has historically been used for <br /> agricultural purposes, including forage and vegetable cropping. The property was irrigated with <br /> water from the Delta-Mendota Canal until the mid-1990s when the property's water entitlements <br /> were transferred. Irrigation water was then produced using an irrigation well located onsite.
