UP-89-31
OF ALICIA LORENTE, ET AL.
-----------------------------------------------------------------
The Planning Division has reviewed this application and will be
recommending that it be denied. The proposed expansion of the
existing day care facility will require an occupancy change from
Residential to Educational. This proposal constitutes a change
to a commercial-type use , which is not in keeping with the resi-
dential nature of the neighborhood. The proposed use is a more
intensive commercial type use than the small day care facilities
that are typically considered as being compatible with other res-
idential uses . The use is not proposed to be accessory to a res -
idential use , but instead will be the primary use of the property .
Based upon this , the Planning Division has concluded that the
proposal to expand the facility is inappropriate, as it will
result in the location of a commercial-type use in a residential
area , with resulting land-use conflicts likely to occur.
KS : vj
