MIERSMA (C/O VAN LINEN/MIERSMA PROPANE INC. ) <br /> ----------------------------------------------------------------- <br /> The applicant is proposing the establishment of a propane <br /> distribution facility, including the installation of three 9' X 65' <br /> propane tanks. <br /> This site is located on the southeast corner of Austin Road and <br /> State Route 99 , on the east side of the west frontage road, north <br /> of Ripon. <br /> The Development Services Division has reviewed this item and offers <br /> the following recommendation: <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance of <br /> any building permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> a. All areas not used for buildings, parking, driveways, walkways <br /> or other permanent facilities shall be landscaped. A ten (10) <br /> foot wide landscaped area shall be installed along State Route <br /> 99 west frontage road and along State Route 99 . Each strip <br /> shall be continuous except where crossed by driveways and <br /> walkways. (Development Title Section 9-1020 . 8 [a] and Section <br /> 9-1020. 11) <br />
