CONDITIONS OF APPROVAL SA-93-0002 Mr and Mrs. Marion Miersma Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of the use and the issuance of any building permits. This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. All areas not used for buildings, parking, driveways, walkways or other permanent facilities shall be landscaped. A ten (10) foot wide landscaped area shall be installed along State Route 99 west frontage road and along State Route 99 . Each strip shall be continuous except where crossed by driveways and walkways. (Development Title Section 9-1020. 8{al and Section 9-1020. 11) b. A trash enclosure is required. The enclosure shall be constructed on three sides with a solid masonry wall and gated on the fourth side. (Development Title Section 9-1020.8{dl) C. Fourteen (14) parking spaces are required, including one space for the physically handicapped. If night time operations occur, all off-street parki areas shall be provided with exterior lighting which meets the following minimum standards (Development Title Section 9-1015) : (1) The equivalent of one (1) foot candle of illumination shall be provided throughout the parking area; (2) All lighting shall be on a time clock or photosensor system;
