CONDITIONS OF APPROVAL <br /> SA-93-0002 <br /> PAGE 3 <br /> b. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> C. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the <br /> time of building permit application. (The fee <br /> currently is $1,657.00 per 1, 000 gross square foot of <br /> building as "Warehouse" in the Manteca area. The fee <br /> shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by <br /> the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> d. The driveway and approach shall be improved in <br /> accordance with the requirements of the Uniform Fire <br /> Code Section 10.207, San Joaquin County Standards F-la, <br /> F-1b, F-1c, & R-17 and the Manteca-Lathrop Fire <br /> District prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> e. Access to South 99 Frontage Road (west) shall be <br /> restricted to a maximum of two locations. Those <br /> existing extra driveways shall be gated locked all the <br /> time and used only on special events. Turn-around <br /> shall be provided, and no vehicle backing onto South 99 <br /> Frontage Road (west) is allowed. <br /> Development Title Section 9-1015.5) <br /> 3. MANTECA-LATHROP FIRE DEPARTMENT: <br /> a. The project shall conform with the Uniform Fire Code <br /> and all related standards. <br /> b. All structures over 6, 000 square feet shall conform <br /> with San Joaquin County Fire Sprinkler Ordinance. <br /> C. Due to the size of the proposed tanks, the tanks shall <br /> be re-positioned to meet the required setbacks as per <br /> fire code. <br /> d. The project shall have pressured on site fire <br /> protection as per N.F.P.A. 20 and 24. This system <br /> shall have back-up power as per code. <br /> e. Propane tanks shall be protected with sprinkler system <br /> as per N.F.P.A. 13. <br />
