Martin <br /> FROM: Charles Kelley, Senior Civil Engin <br /> Public Services Division 7 <br /> SUBJECT: SA-93-2 for a propane sales and distribution firm. <br /> Located between State Route 99 and South 99 Frontage Road (West) at <br /> the SE. corner of Austin Rd. and State Route 99, N. of Ripon. <br /> APPLICANT: Marion Miersma APN: 243-230-35 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> South 99 Frontage Road (West) has an existing right-of-way width of <br /> 60 feet, and a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. The frontage improvement for South 99 Frontage Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way rural collector road. <br /> (Development Title Section 9-1150.2) <br /> 2 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145. 2) <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1, 657 . 00 <br /> per 1, 000 gross square foot of building as "Warehouse" in the <br /> Manteca area.
