CONDITIONS OF APPROVAL SA-90-51 BEN SOTELO Unless otherwise specified , the approved use shall not be established nor building permits issued until the applicant has fulfilled all Conditions of Approval . I . PUBLIC WORKS: ORDINANCE REQUIREMENTS : The Ordinance Requirements listed below have been identified as pertinent to this project . Other Ordinance Requirements may also apply. An Improvement Plan , prepared by a registered Civil Engineer , showing drainage , driveway access details , on-site parking , existing and proposed utility services , and grading , shall be submitted to the Department of Public Works for approval . Storm drainage shall be retained on-site , and calculations shall be submitted to the Public Works Department for approval . b. Parcel Map MS-90-50 shall be recorded prior to approval of the Improvement Plan . C. Encroachment permit shall be required for work within road right-of--way. d . A Traffic Impact Mitigation Fee may be required for this development . (The fee is $2 , 506 . 00 per 1 , 000 gross square feet of building as "Office" and $ 1 , 274 . 00 per gross square feet of building as "Warehouse " in the Lodi area . The fee shall be automatically adjusted annually be the Engineering Construction Cost Index as published by the Engineering News Record . ) Collection of the fee will be effective April 23 , 1990 , and all building permit applications not accepted as complete by the Building Department prior to this date will be subject to the fee . 2 .
