CONDITIONS OF APPROVAL <br /> SA-90-51 <br /> BEN SOTELO <br /> Unless otherwise specified , the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval . <br /> I . PUBLIC WORKS: <br /> ORDINANCE REQUIREMENTS : <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> a . An Improvement Plan , prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details , <br /> on-site parking , existing and proposed utility <br /> services , and grading , shall be submitted to the <br /> Department of Public Works for approval . Storm <br /> drainage shall be retained on-site , and calculations <br /> shall be submitted to the Public Works Department for <br /> approval . <br /> b. Parcel Map MS-90-50 shall be recorded prior to approval <br /> of the Improvement Plan . <br /> C. Encroachment permit shall be required for work within <br /> road right-of--way. <br /> d . A Traffic Impact Mitigation Fee may be required for <br /> this development . (The fee is $2 , 506 . 00 per 1 , 000 <br /> gross square feet of building as "Office" and $ 1 , 274 . 00 <br /> per gross square feet of building as "Warehouse " in the <br /> Lodi area .
