Gau, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: COMMENTS ON DEVELOPMENTS <br /> APPLICANT: Church of Jesus Christ (IDS) <br /> APPLICATION NO. : UP-89-9 (Pre-Application) <br /> APN: 197-100-01 <br /> PROPOSAL: Use Permit to establish a church facility to include two buildings, <br /> parking lot, and recreational area. <br /> INFORMATION: <br /> The site is located on the south side of Northland Road 1,500' east of Highway <br /> U.S. 99, northeast of Manteca. <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. <br /> Northland Road has an existing right-of-way width of 60 feet and a planned <br /> right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> Recommend denial due to public sewer unavailability. If approved, the following <br /> recommendations shall apply: <br /> 1. An Improvement Plan, prepared by a Registered Civil Engineer, showing <br /> drainage, driveway access details, on-site parking, and grading shall be <br /> submitted to the Department of Public Works for approval. Drainage shall <br /> be retained on-site, and pond calculations shall be submitted for approval. <br /> 2. Public water shall be provided (Annexation to Raymus Village Maintenance <br /> District will be required) . <br />
