T <br /> DEVELOPMENTAL HAZARDS <br /> 0J <br /> -To protect the people of the County from adverse environmental <br /> impact, natural or man-made. <br /> -To identify hazard areas in the County and establish appropriate <br /> controls within those areas . <br /> -To alleviate existing noise related land use conflicts affecting <br /> the health �,nd welfare of persons in the County and to prevent <br /> the creation of new noise problem areas . <br /> ENVIRONMENTAL HAZARDS WLi <br /> 1 . Lands hazardous for any development shall be retained in open <br /> space . <br /> 2 . Future urban development shall be discouraged in areas subject <br /> to a 100-year flood ( intermediate regional flood) . <br /> NOISE HAZARDS ,� u1L <br /> 1. The County shall take noise impacts into account in future <br /> planning and zoning decisions . <br /> 2 . Residential development should be adequately protected from <br /> major noise sources or located away from them. Protection may <br /> include setback regulations , building restrictions, or the con- <br /> struction of noise barriers . <br /> 3 . Industrial areas and commercial uses shall be recognized as <br /> potential noise generators and shall be regulated and/or located <br /> so as to be permanently buffered from land uses which need quieter <br /> noise environments. <br /> 21 Amended 10/4/84 <br />
