TA-92-17 OF JOSEPH VALENTI ET <br /> AL. , C/O BIBLE BAPTIST CHURCH. <br /> This project proposes to change the General Plan designation of two <br /> parcels containing approximately 18 acres from A/G (General <br /> Agriculture) to R/R (Rural Residential) and rezone these same <br /> parcels from AG-40 (General Agriculture, 40-acre minimum lot size) <br /> to R-R (Rural Residential) in order to create 6 lots, 5 of which <br /> will contain single family residences and the sixth a church <br /> facility. The Text Amendment proposes to amend Table 9-305.2 to <br /> permit Religious Assembly in the R-R Zone with an appropriate Use <br /> Permit. <br /> Preapplications No. SU-92-16 and UP-92-30 were submitted <br /> simultaneously, but staff is recommending that the issues with the <br /> first three applications be dealt with before addressing the latter <br /> two applications. <br /> The project is located on the east side of State Route 99 East <br /> Frontage Road, approximately 1200 feet north of Eight Mile Road, <br /> north of Stockton. <br /> GENERAL PLAN/ZONING CONSIDERATIONS: <br /> Prior to approving an application for a General Plan Amendment, the <br /> Planning Commission and the Board of Supervisors must determine <br /> that the internal consistency of the General Plan is maintained in <br /> the adoption of the Amendment. <br /> The property is currently designated as General Agriculture. It is <br /> not located within a community identified in the General Plan. <br /> The General Plan states that "outside of communities. . . the <br /> General Plan Map land use designation shall be Agriculture or other <br /> open space designations. " <br />
