COMMENTS ON DEVELOPMENTS <br /> GP-92-16/ZR-92-18/SU-92-16/TA-92-17/UP-92-30 PRE-APPLICATIONS <br /> 7 . A National Pollution Discharge Elimination System permit may <br /> be required. (Development Title Section 9-1135.2) <br /> 8. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fees currently are <br /> $3, 002 . 00 per single/multi family dwelling unit and $2 , 079. 00 <br /> per 1, 000 gross square foot of building as "Service <br /> Commercial" in the Lodi area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> 9. The Water Supply Facilities Impact Mitigation Fee will be <br /> required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. (The fee <br /> currently are $1, 142. 76 per single family dwelling unit and <br /> $236. 00 per 1, 000 gross square foot of building as " Service <br /> Commercial" . If there is no building permit required, the fee <br /> will be exempt. The fee shall be automatically increased on <br /> January 1 of each year at the rate of 6. 9 percent. An <br /> additional 3 .5 percent shall be added to the fee upon payment <br /> for processing and administering the program. <br /> (Resolution R-91-327) <br /> 10. This subdivision is approved for recording as a single unit, <br /> phasing is not approved. <br /> (Development Title Section 9-1100. 3) <br /> 11. A Preliminary Soils Report is required in accordance with <br /> the County Standards for the purpose of determining the <br /> R-Value for the design of the roads. <br /> (Development Title Section 9-910. 2) <br /> 12 . All utilities shall be underground except power transmission <br /> facilities of a 35 KV or greater. Public utility easements <br /> shall be provided along the road frontage of the subdivision <br /> and as required by the public utility companies. <br /> (Development Title Section 9-1155.2) <br /> 13 . The subdivider shall agree to and shall pay user fees for <br /> the utility services from the time improvements are accepted <br /> by the County until the lots are placed on the County tax <br /> rolls, or up to an eighteen month period, as the case may be. <br /> (Subdivision Map Act Section 66493) <br /> 3 <br />
