J ' <br /> CONDITIONS OF APPROVAL <br /> MS-92-75 <br /> JOHN TERESI <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 181. 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> Jul 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> C. The privated right-of-way shall be improved in accordance <br /> with the requirements of the Uniform Fire Code Section <br /> 10. 207, San Joaquin County Standards F-la, F-lb, and F-lc <br /> and the Clements Fire District prior to issuance of the <br /> building permit. (San Joaquin County Ordinance No. 3622) <br /> d. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> e. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> 2 . PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to recordation of the Parcel Map indicating that <br /> the area is suitable for septic tank usage. <br /> b. The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) and nitrates prior <br /> to recordation of the Parcel Map. Samples are to be <br /> taken and run by a State-approved lab. <br />
