J ' CONDITIONS OF APPROVAL MS-92-75 JOHN TERESI Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEPARTMENT OF PUBLIC WORKS: a. A Parcel Map is required. (Planning Title Section 9- 9112) b. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. (The fee currently is $2 , 181. 00 per single family dwelling unit in the Lockeford area. The fee shall be automatically adjusted Jul 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304, R-91-1025) C. The privated right-of-way shall be improved in accordance with the requirements of the Uniform Fire Code Section 10. 207, San Joaquin County Standards F-la, F-lb, and F-lc and the Clements Fire District prior to issuance of the building permit. (San Joaquin County Ordinance No. 3622) d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9-9184) e. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 66411. 1) 2 . PUBLIC HEALTH SERVICES: a. A soil suitability study as required by Section 10100 of the San Joaquin County Development Code must be performed prior to recordation of the Parcel Map indicating that the area is suitable for septic tank usage. b. The existing private water wells shall be tested for the chemical Dibromochloropropane (DBCP) and nitrates prior to recordation of the Parcel Map. Samples are to be taken and run by a State-approved lab.
