b. An Irrevocable Offer of Dedication shall be required along the east line of Parcel 2 which <br /> conforms to the Development Plan included with approved Tentative Map MS-92-175. <br /> C. Dedicate a 42-foot-wide right-of-way from the centerline of Linne Road to the property line <br /> across the frontage of APN 248-080-23. (Development Title Section 9-1150.5(b)) <br /> d. The frontage improvements for Linne Road shall be constructed in conformance with the <br /> standards for one-half of an 84-foot-wide right-of-way Rural Arterial Road. The frontage <br /> improvements for the future road as shown on the Development Plan included with <br /> approved Tentative Map MS-92-175 shall be constructed in conformance to a 50-foot-wide <br /> right-of-way Rural Residential Road. The construction of the frontage improvements will <br /> be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to the estimated construction costs prior to approval <br /> of the Parcel Map. A $260.00 fee currently is required for processing, per Development <br /> Title Table 9-240.2, in addition to a copy of the Grant Deed, legal descriptions of Parcels <br /> 1 and 2, and an estimate. The estimate and legal descriptions shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to Public Works for approval. As an option, <br /> Public Works will prepare the drawing with estimate for an additional fee of $115.00. <br /> (Development Title Section 9-1150.2(d)(3)) <br /> e. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> f. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San .Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Tracy Rural Fire District prior to issuance <br /> of the occupancy permit. (Development Title Sections 9-1145.5 and 9-1150.15) <br /> g. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> h. Parcels shall contain a minimum of 2.0 acres net. (Development Title Table 9-310.3) <br /> i. Drainage from each parcel shall be retained on the site and shall be noticed by a <br /> statement on the Parcel Map. (Development Title Section 9-1135.9) <br /> 3. PUBLIC HEALTH SERVICES: (Staff Contact: Jeff Carruesco, 468-3438) <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map. A review fee of$156.00 is required at the time of submittal <br /> to the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San <br /> Joaquin County prior to approval. A percolation test that meets absorption rates of the <br /> manual of septic tank practice or the EPA Design Manual for on-site waste water <br /> treatment and disposal systems is required for each parcel.
